Resident Referral Program Terms and Conditions

  1. Eligibility
    The Resident Referral Program (Program) is open to current residents in good standing with no outstanding balances or lease violations at the time the referral bonus is issued.
  2. Qualified Referral
    A referral qualifies when:
    • The referred individual lists the referring residents name at the time of application; and
    • The referred individual is approved, signs a lease, moves into the property, and pays all required move-in costs in full (including but not limited to rent, deposits, and fees).
  3. Referral Credit
    The referring resident will receive a rent credit in the amount advertised by the property at the time the referral qualifies.
    • The credit will be applied to the residents ledger after the referred resident has successfully moved in and all move-in costs have been paid.
    • Credits are non-transferable and have no cash value.
  4. Timing of Credit
    Referral credits will typically be applied within one (1) rental cycle following confirmation of the qualified referrals move-in and payment.
  5. Limitations
    • Referrals must be new applicants who have not previously toured, applied, or been in contact with the property.
    • Only one referring resident may be credited per new lease. In the event of multiple claims, the first recorded referral will be honored.
    • Employees, agents, or affiliates of the property management company may be excluded from participation.
  6. Good Standing Requirement
    The referring resident must remain in good standing (no delinquent balance or lease violations) at the time the credit is applied.
  7. Program Changes or Termination
    The property reserves the right to modify, suspend, or terminate the Program at any time, with or without notice. This includes changes to the referral credit amount or eligibility requirements.
  8. General Conditions
    Participation in the Program constitutes acceptance of these terms. The property reserves the right to interpret and apply these terms at its sole discretion.
